We start with how you live, your budget range and the block itself: orientation, slope, views and neighbours.
02 — Layout options
Floor plan options that test how the house sits on the site, how the rooms connect and where the light comes from.
03 — Design development in 3D
The preferred option refined in form, materials and interiors, shown in photoreal renders so you can judge it before paying for documentation.
04 — Handover
A resolved concept set of plans, 3D views and material direction, for your builder, registered building designer or architect to document.
Questions
Do you design new homes from scratch?
Yes. A custom home starts from your brief and your block. We work through layout options with you, then develop the preferred design in 3D until it is resolved.
Do you prepare the building permit drawings?
Not at the moment. In Victoria, drawings for a building permit must be prepared by a registered building practitioner (a registered building designer or architect). We work at the stage before that: concept design, layouts and 3D design development, so you take a resolved design to your builder, building designer or architect for documentation.
What is the difference between a custom home and a pre-designed home?
A custom home is designed from a blank page for your site and brief. A pre-designed home is a design we have already resolved, offered as a concept design set. See the pre-designed homes page for the designs open for expressions of interest.
Which areas do you cover?
Design work covers Melbourne, the Mornington Peninsula (Dromana, Mornington, Mount Martha, Rosebud, Red Hill, Sorrento, Rye, Mount Eliza), Frankston, Seaford, Carrum Downs and Bayside. Visualisation is delivered Australia-wide.
